Location:
The land is located on Snarestone Lane, between the villages of Appleby Magna and Snarestone. The land is shown coloured (pink) on the plan hereto and is identifiable by Sansom Hamilton "For Sale" boards on site. The subject land is shown as SK3309 5571 (formerly part of SK3309 3666)

Description:
The block of arable land extends to 24.26 hectares (59.94 acres) with road frontage to Snarestone Lane. The land is well drained and in recent years has been farmed on a cereals and oilseed rape rotation.

DEFRA Land Classification:
The land is classified as Grade 2 by the DEFRA Land Classification map

Single Payments Scheme:
The land is being sold without the benefit of any Entitlements under the Single Payment Scheme. In the event that a prospective Purchaser might wish to acquire Entitlements then these can be made available under a separate negotiation.

Boundaries:
The field has a well maintained hedge to the southern roadside boundary to Snarestone Lane. There are currently unfenced boundaries to the northern and western side of the field. The Snarestone Brook, which feeds into the River Mease, forms the boundary at the eastern side of the field. The Purchaser will be expected to fence the purchased area on the northern and western boundaries within three months of the completion of the sale contract.

Services:
There are no services to the land.

Public Rights of Way/Easements and Wayleaves:
The land is not affected by any public rights of way including footpaths and bridleways. There is an underground sewage pipe running along the southern side of the field and crossing the field at the south eastern corner field to the sewage works on the adjoining land, (marked blue on the plan). There is an overhead electrical supply line to the sewage works at the eastern end of the field (marked brown on the plan). To the best of our knowledge the land is not affected by any other wayleaves or easements.

Agri-environmental Schemes:
The land is currently within an Entry Level Scheme, involving field and river margins.

Tenure:
The land is to be sold freehold with vacant possession upon completion. However the land is currently farmed under a contract farming agreement. In the event of an early completion then the Purchaser may opt to take over the crop by negotiation. Otherwise the Vendor may seek holdover post harvest.
